COMMERCIAL LOAN SUBMISSION CHECKLIST

BASIC DOCUMENTS TO FACILITATE A QUICK DECISION

Dear Borrower,

Your initial consultation is free. A preliminary review of your financing request will determine if we are a good fit. We will issue a conditional commitment, retainer agreement, and document checklist within 72 hours of receiving the following preliminary documentation in our office. A consultant will make an introductory call to discuss your deal after receiving your Quick App.

Each loan proposal submitted to us must contain the following checked items for a conditional commitment. 

1. COVER LETTER A project Cover Letter directed to the consultant you discussed your proposal with.

2. EXECUTIVE SUMMARY - Loan purpose, complete address of collateral, proposed LTV/CLTV, source and use of funds, entity structure of borrower; comment on historical and projected operating performance, comparable rentals and vacancies for the area, proposed exit strategy, borrower experience, credit score, and challenges, if any. 

3.  RETAINER AGREEMENT - Fully executed. (we will forward with conditional agreement).

4.  QUICK APPLICATION - Click here to go to quick application page.

5. CREDIT - Signed Credit Authorization & Applicable fees for Per. & Bus. (Credit reports $75 per principal). You may also submit a current credit report, with mortgage credit score, from EQUIFAX, EXPERIAN, and TRANS-UNION.

6. PERSONAL FINANCIAL STATEMENT - No more than 90-days old. Please sign & date.

7. RESOLUTION LETTER - Corporate Resolution giving you the authorization to sign for the loan.

8. RESUMES - A. Resumes on all principal owners including property management.

9. RESUMES - B. Resumes on Architects (if new construction only)

10. RESUMES - C. Resumes on Construction Contractor (if new construction only)

11. COMPANY HISTORY - Provide a History on the Corporation (if applicable)

12. CURRENT RENT ROLL or LEASE SCHEDULE (rental property)

13. TAX RETURNS Personal AS SUBMITTED TO THE IRS

14. TAX RETURNS Corporate AS SUBMITTED TO THE IRS

15. APPRAISAL (MAI appraisal if project is over $250,000 USD)

16.  DIGITAL COLOR PHOTOS - Artist's color rendering - new construction only (front, rear, side views against blue sky).

17. DETAILED (P&L) Profit & Loss Statement, for last three years on rental property or business if owner-occupied.

18. PRO FORMA OPERATING STATEMENT - Business operations (owner occupied) or rental property. 

19. COST BREAKDOWN Detailed cost breakdown for the construction, (new construction only).

20. CORPORATE - Copy of your Partnership Agreement, Operating Agreement, or Articles of Incorporation.

21. MARKET DATA - Comparable Rentals & vacancy data for the area.
